Back to school, income on pause, and a presale completion looming — over $500K approved
The client had been living in Toronto, and years earlier had bought a presale for a little over $800,000 as a long-term family asset. Work and family plans later brought them to Vancouver. Completion finally came around — and so did a problem, because the household’s circumstances had changed. He had gone back to study earlier in the year, stepping away from steady employment and losing his regular income. His wife works in the nail industry, where income moves with the client base, and lenders were not comfortable calling it stable.
