Every bank said no to a $1M title transfer — a low-LTV private loan at about 5% got it done

A local resident who runs his own company — self-employed, with modest reported income. He invests actively and already owns several properties. As part of restructuring the family’s holdings, he wanted to take over a property from a family member. That property carried a $1 million mortgage, which meant he needed to borrow $1 million to complete the transfer.

His company’s recent reported income was not high, and with several existing mortgages he had no room to take on more debt. He submitted to bank after bank himself; each came back the same way — insufficient income to meet the criteria. He was on the point of cancelling the transfer when a friend recommended Guaranti.

On his income and debt ratios, another $1 million from a bank was not realistic. But the property itself is valuable, and the loan came to less than 50% of its value. We work with a number of private lenders, some of whom price low loan-to-value deals attractively. With his agreement the team applied, and a loan of $1 million at around 5% was arranged. The family’s property restructuring went through.
