Only $3,000 in Reported Personal Income: Could a $1.5M Mortgage Move to a Big Five Bank?

The client owned and operated a business. With a mortgage of approximately CAD $1.5 million approaching renewal, the existing lender offered terms that did not meet his expectations. He wanted to explore moving the mortgage to another bank for more suitable terms and a cash-back offer.

Switching lenders was not as simple as renewing with the current bank. The client’s personal tax return showed annual income of only about $3,000. His company was operating and generating business revenue, but a new lender would still need to reassess his income, debts and ability to make mortgage payments. On reported personal income alone, qualifying for a $1.5 million mortgage would have been extremely difficult.

Guaranti Group reviewed the client’s personal income, business operations, property assets and existing mortgage structure. For business owners, reported personal income may not tell the whole story. At the same time, company revenue cannot simply be treated as personal income available for mortgage payments. The task was to identify a lender whose underwriting approach could assess the corporate financial records and overall financial picture appropriately.

The team analyzed the company’s performance and supporting documents, then matched the client with a financing option suited to his circumstances. Ultimately, the approximately $1.5 million mortgage was moved to one of Canada’s Big Five banks. The switch was completed, and the client received cash back. He was able to reconsider his mortgage terms rather than simply accept the renewal offered by the original lender.

Business owners with modest reported personal income may assume they have no option but to renew where they are. This case shows that low reported personal income does not automatically rule out a lender switch. What matters is whether the business operations, income a lender can recognize and overall finances meet that lender’s requirements.

A mortgage coming due is not only a renewal date. It can also be a chance to review the financing arrangement.
