The property was held jointly by a married couple, with about $800,000 outstanding on the existing mortgage. Years of heavy household spending had left $200,000 to $300,000 across several credit cards, and the interest and minimum payments were squeezing cash flow harder every month. The plan was to refinance and roll the card balances into the mortgage in one move. Midway through the application the bank adjusted its qualifying rate; under the stress test both GDS and TDS came out over the limit, and the application was declined. Making it harder, the wife had stopped working for health reasons, leaving the household on one income.

Looking more closely, two things stood out. Their son was earning well and could be brought into the application. And the couple were planning to move back in with parents to care for her — which meant the existing property could be rented out, with the rental income improving the debt ratios.

The team rebuilt the structure around those facts — the son’s income, the rental arrangement, the household’s existing debts — and matched it to a suitable lender. A $1.25 million refinance was approved, the original mortgage was moved across, and the $200,000–300,000 in card balances was cleared in one payment. The monthly pressure eased considerably.
