A local self-employed client with low reported income. She had worked hard since arriving in Canada and, a year earlier, taken over a produce market as its owner. She had saved a down payment, recently signed on a home, and needed only the financing to complete. The difficulty was that she had held the company for less than a year — too short a track record — and when she tried to put together the business’s earlier revenue records, the previous owner could not be reached. Her own employment income in prior years had been $36,000, which gave lenders little to work with. Several major banks declined on the same grounds: not enough documentation, not enough income.
